Bed and breakfast welcome book template

A B&B guide is about sharing a home gracefully. Guests want to know when breakfast is, how to tell you about allergies, which rooms are shared, how late they can come in and how to reach you if you're asleep.

This template gives you each section with warm sample text for a bed and breakfast, from the breakfast menu to the guest lounge, plus local picks you'd recommend over coffee.

Questions

What should a B&B welcome book include?

Breakfast times and menu, how to share dietary needs, room and front door keys, shared spaces, how to reach the hosts, local picks, emergency info and checkout.

Should a B&B guide include house rules?

Keep them short: guest numbers, quiet hours, events, pets and smoking. The rest is hospitality information about breakfast and shared spaces.

How do I handle late arrivals at a B&B?

Set a latest check-in time and offer a backup, like a lockbox or a key left for the guest. Ask guests to message you if they'll be late.
