Bed and breakfast house rules template
At a bed and breakfast, guests share the house with you and with each other. The rules that matter most are about timing and shared space: when breakfast is served, when the front door locks, and which rooms are private.
This template covers the standard Airbnb rules plus B&B requests with a reason. It also asks for dietary needs ahead of time, which is information, not a rule, and saves a scramble in the morning.

Replace anything in [brackets] with your own details.

- Please tell us about allergies or dietary needs at least [Notice needed] before.
- Coffee and tea are in the [Coffee spot] all day.
Sharing the house
- Guest areas are [Shared areas]. Our private rooms are [Private areas]; please don't go beyond the signs.
- The front door locks at [Door lock time]. Your room key also opens the front door.
- Please keep your room door locked when you go out, and use the safe in your room for valuables.
Before you go
- Gather used towels in the bathroom.
- Put trash and recycling in the bins in your room.
- Turn off the lights and the heat or AC, and close your windows.
- Lock your room and leave both keys at [Key return spot].

Tips
- Ask for dietary needs when guests book, not at the breakfast table.
- Mark private areas with a small sign, since guests in a home can't tell which doors are theirs.
- Say when the front door locks and how late arrivals get in.
- Keep breakfast times realistic; a window that closes too early is a common review complaint.
Put it on one guest page instead of a binder

Questions
What house rules should a bed and breakfast have?
Check-in and checkout times, quiet hours, smoking and pets, plus breakfast times, shared areas and when the front door locks. Keep them short and friendly.
Can B&B guests have visitors?
That is up to you. Many B&Bs welcome visitors in a shared lounge until a set time but not in guest rooms overnight.
How do I ask B&B guests about allergies?
Ask in the booking confirmation or pre-arrival message and again in the house rules. Give a clear deadline so you can shop and plan.
