Private room house rules template

When guests rent a private room, they share your kitchen, bathroom and front door, and maybe your roommates or family too. Unclear sharing rules cause more friction than anything else: whose shelf in the fridge, when the bathroom is free, whether friends can visit.

This template covers the standard Airbnb rules plus home-sharing requests with short reasons. It's written so you can be a relaxed host without guessing.

The template

Replace anything in [brackets] with your own details.

Check-in and checkout

  • Check-in from [Check-in time]. Checkout by [Checkout time].
  • Your room is [Room location]. The room door locks with [Room lock].

Guests and noise

  • The room is for [Max guests] guests. Please don't bring overnight visitors.
  • Daytime visitors: [Visitor rule, e.g. welcome in the living room until 9 pm with a heads-up].
  • We live here too, so quiet hours are [Quiet hours start] to [Quiet hours end].
  • No parties or events, please.

Pets, smoking and photos

  • Pets: [Pet rule]. There's also [Resident pet info].
  • No smoking or vaping in the house or by the doors.
  • No commercial photography or filming without asking us first.

Sharing the home

  • Kitchen: you're welcome to use it from [Kitchen hours]. Your shelf in the fridge is [Fridge shelf], and the cupboard is [Cupboard].
  • Please tidy up after cooking, so the kitchen is ready for the next person.
  • Bathroom: [Bathroom info, e.g. shared with one other person; busiest from 7 to 8 am].
  • Shared spaces: [Shared spaces]. Our bedrooms and [Other private areas] are private.
  • Please keep the thermostat at [Thermostat setting] or ask us if you'd like it changed.

Locking up

  • Please lock the front door when you come and go, and keep your room locked when you're out.

Before you go

  • Put used dishes in the sink.
  • Gather used towels in your room.
  • Put trash and recycling in the kitchen bins.
  • Turn off the lights in your room and close your window.
  • Lock the front door and leave the keys [Key return spot].

Thanks for staying with us!

Questions

Can private room guests use the kitchen?

Say clearly whether they can, at what times, and which shelf and cupboard are theirs. Tidying up as they cook during the stay is a fair, ordinary request in a shared home.

Should private room guests have a lock on their door?

Yes, it's a big part of guests feeling safe in a shared home. Give them the key and say how it works.

Can I limit visitors in a private room?

Yes. Many hosts allow no overnight visitors and limit daytime visitors to shared spaces at set hours.
