Apartment house rules template
Apartment guests share walls, floors, hallways and a front door with people who live there year-round. Most complaints come from noise through the floor, a propped-open entrance or suitcases bumping down the stairs at midnight.
This template gives you the standard Airbnb rules plus short requests that keep neighbours happy, each with a reason. Fill in how your building works, from the buzzer to the shared laundry.
The template
Replace anything in [brackets] with your own details.
Check-in and checkout
- Check-in is from [Check-in time]. Checkout is by [Checkout time].
- The main entrance is [Entrance description]. The apartment is on floor [Floor number].
Guests and noise
- Up to [Max guests] guests can stay overnight.
- Quiet hours are [Quiet hours start] to [Quiet hours end]. The floors are thin and neighbours below can hear footsteps, so slippers help.
- No parties or events, please.
Pets, smoking and photos
- Pets: [Pet rule].
- Please don't smoke or vape in the apartment, on the balcony or in the hallways. Smoke travels into other units.
- No commercial photography or filming without asking.
Living in the building
- Please never prop the main door open or let in people you don't know.
- Hallways and stairs are shared, so please don't leave shoes, bags or strollers outside the door.
- Bikes go in [Bike storage location], not in the hallway.
- Laundry room: [Laundry info, e.g. basement, coin or card, open 8 am to 9 pm].
- Recycling and garbage rooms: [Bin room location and trash days].
- Please keep voices low in the stairwell late at night.
Locking up
- Lock the apartment door every time you go out, even for a minute.
When you leave
- Put used dishes in the sink.
- Gather used towels in [Towel spot].
- Sort trash and recycling into the kitchen bins.
- Turn off lights and the heat or AC, and close the windows.
- Lock the door and leave the keys [Key return spot].
Thank you, and enjoy the neighbourhood!
Copied. Paste it into your welcome book or message.
Tips
- Mention footsteps and slippers; noise from above is the top complaint in apartment buildings.
- Explain the buzzer or intercom, so guests don't prop the door for friends or deliveries.
- Check your lease or building rules allow short-term rentals before you list.
- Give the floor number and which door, since apartment doors all look the same at night.
Put it on one guest page instead of a binder

Questions
What house rules matter most in an apartment?
Quiet hours, no parties, no smoking in shared spaces and keeping the main door secure. These protect the neighbours and your standing in the building.
Can apartment guests use the shared laundry room?
If your building allows it, say so and give the hours, how to pay and where it is. That is information, not a rule, and saves you a message.
How do I keep guests from disturbing neighbours?
Give a clear reason with each request, such as thin floors or a shared stairwell. Felt pads on chairs and a rug do more than any rule.
