Basement suite house rules template
Basement suites have two noise problems: footsteps from the people upstairs coming down, and guests' voices travelling up through the floor and vents. They also come with low ceilings, a sump pump or dehumidifier, and an egress window that must stay clear.
This template gives you the standard Airbnb rules plus basement requests with short reasons, written so guests understand how the space works.

Tips
- Keep the egress window clear yourself; never put a bed or dresser in front of it.
- Mention upstairs noise honestly in the listing, with the hours it is usually quiet.
- Leave a mat and a light at the outside steps, which are often steep and in shade.
- Install smoke and carbon monoxide alarms in the suite, not only upstairs.

Questions
Can basement guests hear the upstairs?
Usually, yes, at least footsteps. Be honest in the listing and set quiet hours that work both ways.
Why does a basement suite need an egress window rule?
The bedroom window is often the second way out in a fire. Asking guests to keep it clear is a short, reasonable safety request.
Should I ask guests to empty the dehumidifier?
Emptying a full tank during the stay is a small, reasonable request if you explain where it is and why. Don't make it part of the checkout list.
