Guest suite house rules template

A guest suite is a private space attached to the host's home, with its own entrance and often a shared wall or yard. Guests want privacy, and hosts want to sleep. The rules should make both easy.

This template covers the standard Airbnb rules and then short requests about the entrance, the shared wall, parking and the parts of the property that are yours. Each comes with a reason.

Guests and noise

Pets, smoking and photos

No smoking or vaping in the suite or by the entrance. Smoke drifts into our home through the vents.
Commercial photography or filming only with our permission.

Sharing the property

Please park in [Parking spot], leaving [Host parking spot] free for us.
You're welcome to use [Shared outdoor area]. The rest of the yard and [Private areas] are private.
The door between the suite and the house stays locked from both sides.
If you need us, text [Host phone] rather than knocking. We may be working or sleeping.
Laundry: [Laundry info, e.g. washer and dryer in the suite, detergent under the sink].

Locking up

Please lock your entrance whenever you go out, and the gate if you use it.

When you leave

Put used dishes in the sink.
Gather used towels in [Towel spot].
Sort trash and recycling into the bins under the sink.
Turn off lights and the heat or AC, and close the windows.
Lock the door and leave the key [Key return spot].

Tips

Say clearly which outdoor spaces are shared, since guests can't tell where your yard begins.
Tell guests the best way to reach you; many prefer a text to a knock on the host's door.
Mention the shared wall in the listing so light sleepers and night owls both know.
Fit a solid, locking door between the suite and the house and say that it stays locked.
