Studio apartment house rules template
In a studio, the bedroom, kitchen and living room are one space. Cooking smells reach the bed, the sofa bed has to be folded out, and a little clutter fills the place fast. Guest numbers matter more here than anywhere.
This template covers the standard Airbnb rules plus studio requests with short reasons. It is written for a small, efficient space where a few simple habits keep the stay comfortable.
The template
Replace anything in [brackets] with your own details.
Check-in and checkout
- Check-in from [Check-in time]. Checkout by [Checkout time].
Guests and noise
- The studio is for [Max guests] guests. Please don't bring extra overnight guests; it's a small space and the building limits occupancy.
- Quiet hours are [Quiet hours start] to [Quiet hours end].
- No parties or events, please.
Pets, smoking and photos
- Pets: [Pet rule].
- No smoking or vaping inside or on the balcony. In one room, smoke gets into the bedding and the sofa.
- No commercial photography or filming without our permission.
Studio requests
- Sofa bed: [Sofa bed instructions]. Bedding for it is [Bedding location].
- Please turn on the range hood when cooking. In a studio, smells and steam go straight to the bed.
- The kitchenette has [Kitchen equipment list]. There's no oven, so please don't use the stovetop for [Unsuitable use].
- Please use the luggage rack or [Storage spot] for suitcases, so the walkway to the door stays clear.
- The smoke alarm is close to the kitchen and is sensitive. If it goes off, use the hood and open a window. Please never remove the battery.
- Please keep your voice down in the hallway at night.
Locking up
- Please lock the door when you go out and at checkout.
Before you go
- Put used dishes in the sink.
- Gather used towels in the bathroom.
- Sort trash and recycling into the bins under the sink.
- Turn off lights and the heat or AC, and close the windows.
- Lock the door and leave the key [Key return spot].
Thank you for staying!
Copied. Paste it into your welcome book or message.
Tips
- Show how the sofa bed opens with a photo; guests often think it's broken.
- List exactly what the kitchenette has, so guests don't plan meals for an oven that isn't there.
- Leave a luggage rack, since open suitcases on the floor block the only path in a studio.
- If the smoke alarm is sensitive, explain the hood and window rather than letting guests silence it.
Put it on one guest page instead of a binder

Questions
How many guests should a studio allow?
Only as many as there are real beds for, and within any limit your building or local rules set. Overcrowding is the main source of studio complaints.
What should I tell guests about the smoke alarm?
Tell them to use the range hood and open a window if it goes off while cooking. Ask them never to disconnect it or remove the battery.
Do I need to explain the sofa bed?
Yes. A short how-to with a photo, and where the bedding is kept, saves a message on the first night.
