Tiny house rules template
A tiny house works beautifully until two guests run the kettle and the space heater at once and the breaker trips, or someone climbs down the loft ladder facing the wrong way. Small spaces need a few small, clear requests.
This template covers the standard Airbnb rules plus requests that fit a tiny house: the loft, limited water and power, and the toilet system. Edit the bracketed parts so they match how your build works.
The template
Replace anything in [brackets] with your own details.
Check-in and checkout
- Check-in is from [Check-in time], checkout by [Checkout time].
Guests and noise
- The tiny house sleeps [Max guests]. Please don't bring extra overnight guests; it really is tiny.
- Quiet hours: [Quiet hours start] to [Quiet hours end].
- No parties or events.
Pets, smoking and photos
- Pets: [Pet rule, e.g. one small dog with our OK].
- No smoking or vaping inside. In a small space the smell stays for weeks. [Outdoor smoking spot]
- Commercial photography or filming only with our permission.
Tiny house requests
- The sleeping loft: please face the ladder when climbing down, and don't let children up there on their own.
- Water comes from a [Tank size] tank, so short showers please. [What to do if the water runs out]
- Power is limited. Please run only one high-power item at a time: the kettle, heater or hair dryer. If the power cuts out, the breaker is [Breaker location].
- Toilet: [Toilet type, e.g. composting toilet, instructions on the wall]. Please put only toilet paper in it.
- Keep the vent fan on while cooking or showering to stop condensation.
- The propane heater: [Heater instructions]. Please never cover it or dry clothes on it.
Locking up
- Lock the door when you head out and when you leave.
Before you go
- Put used dishes in the sink.
- Leave used towels in [Towel spot].
- Sort trash and recycling into the bins inside.
- Turn off the lights and heater, and close the windows and skylight.
- Lock up and return the key [Key return spot].

Tips
- Name the exact appliances that trip the breaker together, rather than a vague "save power".
- Post the toilet instructions on the wall beside it; guests will not remember them from the listing.
- Mention the loft ceiling height for tall guests and anyone with mobility needs.
- Keep the max guests honest; a tiny house that "sleeps 4" with two on the floor gets poor reviews.

Questions
How do I explain a composting toilet to guests?
A short step-by-step card on the wall works best, plus one line in the house rules. Say what can go in, usually only toilet paper, and what to do when it's full.
Are loft beds safe for children in a tiny house?
Many hosts ask that young children not climb the loft ladder alone. If the loft has no railing, say so clearly in the listing.
What if guests run out of water in a tiny house?
State the tank size and what to do if it runs low, such as calling you to refill. Short showers as a polite request with the reason usually works.
