RV and camper house rules template
A parked RV or camper rental comes with systems guests may never have used: slide-outs, holding tanks, a propane fridge, a water pump and a campground with its own rules. Most problems start when guests guess how these work.
This template covers the standard Airbnb rules plus RV requests with short reasons. It assumes the RV stays put on your land or a campsite; it is not for drive-away rentals.
The template
Replace anything in [brackets] with your own details.
Check-in and checkout
- Check-in from [Check-in time]. Checkout by [Checkout time].
- The RV is at [Site location or number].
Guests and noise
- The RV sleeps [Max guests] guests.
- Quiet hours are [Quiet hours start] to [Quiet hours end]. Neighbouring sites are close.
- No parties or events, please.
Pets, smoking and photos
- Pets: [Pet rule, following campground rules].
- No smoking or vaping inside the RV or awning. It's a small space and the smell won't leave.
- No commercial photography or filming without asking.
RV requests
- Please leave the slide-outs, levelling jacks and hitch as they are. We set them up for you.
- The toilet empties into a holding tank. Please use only toilet paper, and press the flush pedal long enough for water to follow.
- Fresh water: [Water info, e.g. hooked up to the site tap / [Tank size] tank, short showers please].
- Power: one high-power item at a time (heater, kettle, hair dryer, microwave). The breaker is [Breaker location].
- Propane: the stove and fridge run on propane. If you smell gas, turn off the tank at [Propane valve location], open the door, step outside and call us.
- The carbon monoxide and smoke alarms are [Alarm locations]. Please never disconnect them.
- Campground rules: [Campground rules location]. Please follow fire and pet rules there.
Locking up
- Please lock the RV door when you head out and at checkout.
Before you leave
- Put used dishes in the sink.
- Gather used towels in [Towel spot].
- Sort trash and recycling into the bins inside.
- Turn off the lights, heater and AC, and close the windows and roof vents.
- Lock up and return the key [Key return spot].

Tips
- Leave slide-outs and jacks set up and ask guests not to touch them; repairs are costly.
- Write a clear "if you smell gas" step, and keep a working propane and carbon monoxide alarm aboard.
- Empty the holding tanks yourself before guests arrive, and plan for longer stays.
- Check that your campground or local rules allow RV rentals before you list.

Questions
Should RV guests dump the holding tanks?
No. Emptying tanks is a host or cleaner job, and it is easy to get wrong. Empty them before each stay and ask guests to use only toilet paper.
What if an RV guest smells propane?
They should turn off the tank valve, open the door, get outside and call you. If the smell is strong, they should call the local emergency number.
Can RV guests use the campground facilities?
Usually, if your site includes them. List what is included, such as washrooms, showers or a pool, and the campground's hours and rules.
