Condo house rules template
In a condo, your guests are also living under the building's rules, and the condo board can fine you for what they do. Pool hours, elevator use, visitor parking and balcony rules all need to be in your house rules, in plain words.
This template combines the standard Airbnb rules with the building requests most condos have. Fill in your board's actual rules rather than guessing, and keep the reasons short.
The template
Replace anything in [brackets] with your own details.
Check-in and checkout
- Check-in is from [Check-in time]. Checkout is by [Checkout time].
- Your fob opens [Doors the fob opens]. Please keep it with you; replacements cost [Fob replacement cost].
Guests and noise
- Up to [Max guests] guests can stay. Please don't buzz in anyone you don't know.
- Quiet hours are [Quiet hours start] to [Quiet hours end], as set by the building.
- No parties or events. The building doesn't allow them and neighbours report noise to the board.
Pets, smoking and photos
- Pets: [Pet rule, following building bylaws].
- No smoking or vaping in the unit, on the balcony or anywhere in the building.
- No commercial photography or filming without our permission.
Building rules
- Please follow the condo board's rules. A copy is [Building rules location]. Fines go to us, so thanks for helping.
- Pool and gym: open [Amenity hours]. Bring your fob and follow the posted rules.
- Elevators: [Elevator note, e.g. please use the service elevator if you have lots of luggage].
- Balcony: [Balcony rule, e.g. no barbecues, and nothing hung over the railing].
- Parking: you can use spot [Parking spot number] only. Visitor parking is [Visitor parking rule].
- Garbage chute: [Chute note, e.g. bagged trash only; recycling goes in the room on [Floor]].
Locking up
- Please lock the unit door every time you go out.
Before you leave
- Put used dishes in the sink.
- Gather used towels in the washroom.
- Sort trash and recycling into the bins under the sink.
- Turn off lights and the AC or heat, and close the balcony door.
- Lock the door and leave the fob and key [Key return spot].
Thanks for being a good neighbour!
Copied. Paste it into your welcome book or message.
Tips
- Ask your property manager for the building rules in writing and copy the exact amenity hours.
- Say what a lost fob costs; it is the most common surprise bill condo hosts face.
- Check that your building permits short-term rentals before listing.
- Tell guests which parking spot is yours by number, since towing is quick in most condo garages.

Questions
Do condo board rules apply to Airbnb guests?
Building rules usually apply to anyone in the building, and owners are often responsible for their guests. Include the rules that affect guests, such as amenity hours, parking and noise.
Can I put the condo pool hours in my house rules?
Yes, and you should. Amenity hours and rules are information guests need, and they come from the building, not from you.
What if a guest gets the condo fined?
Check your listing terms and the platform's damage and fee process, and keep the board's notice. Clear house rules that mention building rules make that conversation easier.
