Townhouse house rules template
A townhouse shares walls with neighbours on one or both sides and often sits in a complex with its own rules for parking, patios and garbage. Noise through the wall and cars in the wrong spot are the usual complaints.
This template gives you the standard Airbnb rules plus townhouse requests with a reason. If you're in a strata or condo complex, copy the parts of the bylaws that affect guests.
The template
Replace anything in [brackets] with your own details.
Check-in and checkout
- Check-in from [Check-in time]. Checkout by [Checkout time].
- Our unit is number [Unit number]. The units look alike, so please check the number before you try the door.
Guests and noise
- Up to [Max guests] guests can stay overnight.
- We share walls with neighbours on [Shared wall sides]. Please keep quiet hours from [Quiet hours start] to [Quiet hours end], and keep music down in the evenings.
- No parties or events. The complex doesn't allow them.
Pets, smoking and photos
- Pets: [Pet rule, following complex rules].
- No smoking or vaping inside, on the patio or on the balcony. Smoke drifts into the units next door.
- No commercial photography or filming without our permission.
Complex rules
- Please follow the complex's rules. The ones that matter most for guests are below. [Complex rules location]
- Parking: use [Parking spot or garage] only. Visitor parking is [Visitor parking rule], and cars in the wrong spot may be towed.
- Patio and barbecue: [Barbecue rule, e.g. propane only, never left unattended, off by 10 pm].
- Garbage and recycling: bins are [Bin location]. Please don't leave bags outside the door.
- Stairs: the townhouse has [Number of floors] floors, and the stairs are [Stair note].
- Please keep shared walkways clear of bikes and shoes.
Locking up
- Please lock the front and patio doors whenever you go out.
Before you go
- Put used dishes in the sink.
- Gather used towels in [Towel spot].
- Sort trash and recycling into the kitchen bins.
- Turn off lights and the heat or AC, and close the windows.
- Lock up and leave the keys [Key return spot].
Thanks for being a great neighbour!
Copied. Paste it into your welcome book or message.
Tips
- Give the unit number in the rules and the arrival message; guests try the wrong door more than you'd think.
- Ask your strata or complex manager for the rules in writing and include those that affect guests.
- Say which side the shared wall is on, so guests can keep the TV on the other side.
- Check that your complex allows short-term rentals before listing.

Questions
Do complex or strata rules apply to my guests?
Generally they apply to anyone staying in the complex. Include the rules that affect guests, such as parking, barbecues, pets and garbage.
How do I reduce noise complaints in a townhouse?
Set quiet hours, say which walls are shared and ask for music to stay low in the evening. A no-parties rule matters most.
Can townhouse guests use the barbecue?
If your complex allows it, say what fuel, where it goes and when it must be off. Give a reason, such as fire safety or the bylaws.
