Family home house rules template
Families book whole homes for the space, the kitchen and the yard. Their questions are about safety and gear: is there a gate on the stairs, is the pool fenced, where is the crib, can the kids use the trampoline.
This template covers the standard Airbnb rules and adds family-focused requests with a short reason for each. Delete anything your home doesn't have, and be honest about what isn't childproofed.
The template
Replace anything in [brackets] with your own details.

Thanks for bringing your family to stay!
Copied. Paste it into your welcome book or message.
Tips
- List every piece of baby gear and where it is kept; families search the house for it otherwise.
- Say plainly what is not childproofed, so parents can plan.
- Keep the pool gate self-latching and the trampoline netted, and check both between stays.
- Count infants in the max guest number if they sleep in a crib in the home.

Questions
What safety rules should a family rental have?
Pool supervision, keeping gates latched and medicines out of reach, and clear notes on hazards like stairs or balconies. Give a reason with each.
Do babies count toward the max guests?
On Airbnb, infants are booked separately and don't count toward the guest limit. Say in the rules how many cribs or travel cots you have, and if the home isn't suitable for infants, say why.
Can I ban birthday parties at a family home?
Yes. A no-events rule covers birthday parties, and saying so plainly avoids misunderstandings with families.
