Heritage home house rules template

Historic homes are full of things that can't be replaced: original floors, plaster walls, stained glass, antiques and fireplaces that may not be for use. They also have steep stairs, low doorways and old heating that guests haven't seen before.

This template covers the standard Airbnb rules plus heritage requests with short reasons. It's friendly in tone, because guests choose these homes for their history and usually want to look after them.

The template

Replace anything in [brackets] with your own details.

Check-in and checkout

  • Check-in is from [Check-in time]. Checkout is by [Checkout time].

Guests and noise

  • Up to [Max guests] guests can stay overnight.
  • Old houses carry sound through the floors and vents. Quiet hours are [Quiet hours start] to [Quiet hours end].
  • No parties, weddings or events, please.

Pets, smoking and photos

  • Pets: [Pet rule].
  • No smoking or vaping inside or on the verandah. Smoke stains old plaster and woodwork for good.
  • No commercial photography or filming without our permission.

Caring for an old home

  • Please take outdoor shoes off at the door. The original pine floors scratch easily.
  • No tape, tacks or hooks on the walls. The plaster is original.
  • The antiques are part of the house. Please don't move the [Fragile items] or put drinks on the wooden tables without a coaster.
  • No candles anywhere in the house. [Candle alternative]
  • Fireplaces: [Fireplace rule, e.g. decorative only, please don't light them].
  • Heating: [Heating note, e.g. the radiators get hot; please don't put anything on them].
  • The stairs are steep and the doorways are low on the [Floor with low doorways]. Please use the handrail.
  • Some windows are old and stiff. If one won't open easily, please leave it rather than force it.

Locking up

  • Please lock the front and back doors whenever you go out. The front door key turns [Lock note].

Before you leave

  • Put used dishes in the sink.
  • Gather used towels in [Towel spot].
  • Sort trash and recycling into the indoor bins.
  • Turn off lights and the heat or AC, and close the windows.
  • Lock up and leave the keys [Key return spot].

Thank you for helping us look after this old house!

Questions

Can I ask guests to remove shoes in a heritage home?

Yes, it is a short, reasonable request when you explain why, such as original wood floors. Leave a mat and slippers by the door.

Should heritage home guests use the fireplace?

Only if it has been inspected and is safe to use. If it is decorative only, say so plainly in the rules.

How do I protect antiques from guests?

Move the most fragile pieces out of busy spots, provide coasters and ask kindly with a reason. Most guests who book a historic home are careful.
