Cottage house rules template

A cottage often comes with things a house in town doesn't: a dock, a canoe, a well, a septic tank and neighbours who have been coming to the same lake for forty years. Rules that ignore those things leave guests guessing.

This template sets out the standard Airbnb rules, then a handful of cottage requests with short reasons, from life jackets to water use. Swap in your own details and delete anything that doesn't apply to your place.

The template

Replace anything in [brackets] with your own details.

Arriving and leaving

  • Check-in is from [Check-in time] and checkout is by [Checkout time].
  • The road in is [Road description, e.g. gravel, go slowly for the last kilometre].

Who can stay

  • The cottage sleeps [Max guests] overnight guests. Please ask before inviting day visitors.
  • No parties, weddings or other events.
  • Quiet hours are [Quiet hours start] to [Quiet hours end]. Voices and music travel across the water at night.

Pets, smoking and photos

  • Pets: [Pet rule].
  • Please don't smoke or vape inside or on the screened porch. [Outdoor smoking spot] is fine.
  • Commercial photography or filming needs our OK first.

Cottage requests

  • Dock and water: children should wear a life jacket on the dock and in boats, and an adult should always be watching. Life jackets are [Life jacket location].
  • Boats and paddleboards: [Boat rules, e.g. canoe and kayaks are yours to use; no motorboat].
  • Our water comes from a well and goes to a septic tank, so please keep showers short and flush only toilet paper.
  • Drinking water: [Drinking water note, e.g. use the filtered tap or the jugs provided].
  • Fires only in the fire pit, and only when there's no fire ban.
  • Please don't feed the ducks, geese or other wildlife.

Locking up

  • Lock the cottage and the boathouse when you head out and when you leave.

Checkout

  • Put used dishes in the sink.
  • Leave used towels in a pile in [Towel spot].
  • Sort trash and recycling into the indoor bins.
  • Turn off lights, the heat or AC, and close the windows.
  • Lock up and leave the key [Key return spot].

Have a wonderful stay at the lake!

Questions

Can cottage guests use my canoe and kayaks?

That is your call. If you allow it, list which boats are included, where the paddles and life jackets are, and any limits such as no paddling after dark.

How do I explain the septic system to cottage guests?

Keep it to one line with a reason: the cottage is on septic, so only toilet paper goes in the toilet. A small sign by each toilet helps.

Should I require life jackets at my cottage?

It is a reasonable safety request, especially for children on the dock and in boats. Provide jackets in several sizes and say where they are kept.
