Farmhouse house rules template
A farmhouse rental is usually a whole older house in the country, without the working farm. Guests get space and quiet, along with a well, a septic tank, a long gravel lane and neighbours who farm the fields around them.
This template covers the standard Airbnb rules plus rural requests with short reasons, from water use to staying out of the neighbour's fields. It suits restored farmhouses and country homes alike.
The template
Replace anything in [brackets] with your own details.
Check-in and checkout
- Check-in is from [Check-in time]. Checkout is by [Checkout time].
- Please drive slowly on the lane. It's gravel, and [Lane note, e.g. the ditch on the right is deep].
Guests and noise
- Up to [Max guests] guests can stay overnight.
- Quiet hours are [Quiet hours start] to [Quiet hours end]. It's very still out here, and noise carries across the fields.
- No parties, weddings or events, please.
Pets, smoking and photos
- Pets: [Pet rule].
- No smoking or vaping inside or on the porch. Please use [Outdoor smoking spot], well away from dry grass.
- Please ask us before any commercial photography or filming.
Country requests
- Water comes from our well and goes to a septic tank. Please keep showers reasonable and flush only toilet paper.
- Drinking water: [Drinking water note].
- The fields around the house belong to [Neighbour or farm name]. Please stay on our lawn and the marked path.
- Farm machinery uses the road, especially at harvest. Please park off the road in [Parking spot].
- Please don't feed or approach the neighbours' animals over the fence.
- Old houses have character: [House quirks, e.g. the stairs are steep and the back door sticks].
- Please keep garbage inside until you leave, so it doesn't attract animals.
Locking up
- Lock the doors when you go out and at checkout.
Checkout
- Put used dishes in the sink.
- Gather used towels in [Towel spot].
- Sort trash and recycling into the indoor bins.
- Turn off the lights and turn the heat or AC down, then close the windows.
- Lock up and return the keys to [Key return spot].
Thanks for staying in the country with us!
Copied. Paste it into your welcome book or message.
Tips
- Tell guests where your property line is, since open fields invite wandering.
- Warn about farm traffic on the road and where to park safely.
- Note any old-house quirks, like steep stairs or uneven floors, in the listing.
- If the well water is not for drinking, say so plainly and leave jugs of drinking water.

Questions
What rules does a country farmhouse rental need?
The standard Airbnb rules, plus short requests about water use, septic, property lines, parking and keeping garbage inside. Give a reason with each.
Should I tell guests the farmhouse has well water?
Yes. Say whether the tap water is safe to drink and what to use if it isn't. Guests often ask.
How do I keep guests off neighbouring farmland?
Give a simple map or clear description of where your land ends, and a polite request to stay on your side. Mention it in the welcome message too.
