Booking inquiry reply template for Airbnb hosts

Guests often message several hosts at once, so a quick, friendly answer to an inquiry can win the booking. A good reply answers their exact question first, then makes the next step obvious: book through the listing.

Never offer a cheaper rate for booking direct, and don't share your email, phone number or website before a booking is confirmed. Airbnb doesn't allow taking bookings or payments off the platform, and staying on it protects you too.

Tips

Reply within an hour if you can; guests often book the first host who answers clearly.
Answer their actual question in the first two lines before adding anything else.
Don't offer a discount for booking off the platform; it breaks Airbnb's rules and removes your protection.
If the group size or plans don't fit your house rules, say so kindly now rather than after they book.
Mention one or two features that match what they told you, not your whole listing.
