Discount request reply template for Airbnb hosts

Guests asking for a lower price is normal, and a polite answer either way keeps the door open. If you do offer a deal, send it as a special offer or custom price through the platform so the booking stays protected.

Never agree to a lower price in exchange for cash, e-transfer or a direct booking. Airbnb forbids it, and you'd lose the platform's protection if anything went wrong. When the answer is no, explain the value briefly instead of apologizing at length.

The template

Replace anything in [brackets] with your own details.

Yes

Hi [Guest first name],

Thanks for your interest in [Property name]! Since [Reason, e.g. you're staying a full week], I'm happy to help. I can offer [Discounted total or percentage off] for [Dates].

I've sent it as a special offer through [Platform], so you can book at that price straight from our message thread. It's open until [Offer end date], after which the dates go back to the usual rate.

Looking forward to hosting you!

[Host first name]

No

Hi [Guest first name],

Thanks for asking. I set my prices as fairly as I can, so I'm not able to lower the rate for [Dates].

What's included at this price:

  • [Value point, e.g. the hot tub and firewood]
  • [Value point, e.g. no extra charge for a third guest]
  • [Value point, e.g. free parking for two cars]

If your dates are flexible, [Cheaper dates, e.g. weeknights in September] are a little lower, and [Weekly or monthly discount, or delete this sentence].

I hope we can host you!

[Host first name]

Questions

How do I give an Airbnb guest a discount?

Use Airbnb's special offer tool in the message thread, which lets the guest book the dates at the price you set. The booking and payment stay on Airbnb.

Can a guest pay me directly for a cheaper rate?

No. Airbnb doesn't allow taking bookings or payments off the platform, and you'd lose its protection if anything went wrong.

Should I lower my price when someone asks?

Only if it makes sense for you, such as a longer stay or a gap night you'd otherwise not fill. A polite no is perfectly fine.
