Mountain home house rules template

A mountain home brings steep driveways, fast-changing weather, wildlife at the door and, in dry seasons, real wildfire risk. Guests from the city often don't think about any of these until they're standing in them.

This template covers the standard Airbnb rules plus mountain-specific requests with short reasons. Add your local wildfire and wildlife details, and point guests to where they can check alerts.

The template

Replace anything in [brackets] with your own details.

Check-in and checkout

  • Check-in from [Check-in time]. Checkout by [Checkout time].
  • The road and driveway are steep and winding. In winter you'll need [Vehicle requirement, e.g. all-wheel drive or chains].

Guests and noise

  • Up to [Max guests] guests can stay overnight.
  • Quiet hours: [Quiet hours start] to [Quiet hours end]. Sound echoes in the valley.
  • No parties or events, please.

Pets, smoking and photos

  • Pets: [Pet rule].
  • No smoking or vaping inside or on the deck. Please don't smoke outdoors at all during a fire ban; dry brush catches easily.
  • Commercial photography or drone filming only with our permission.

Mountain requests

  • Fire: no outdoor fires, fireworks or charcoal when there's a fire ban. Check [Where to check fire bans] before you light the grill.
  • Wildlife: [Wildlife note, e.g. bears, cougars and deer live here]. Please keep food and garbage inside and the doors closed.
  • If you see a bear or cougar near the house, stay inside and call [Wildlife line or local number].
  • Hiking: tell someone your route and return time. Phone signal is patchy. [Signal note]
  • Weather changes fast. If a storm or alert is forecast, please check [Where to check alerts].
  • The deck is high. Please keep children from climbing the railing.

Locking up

  • Lock the doors when you go out and at checkout.

Checkout

  • Put used dishes in the sink.
  • Gather used towels in [Towel spot].
  • Sort trash and recycling into the indoor bins. Please keep it inside; wildlife will find it.
  • Turn off lights and turn the heat down to [Heat setting], then close the windows.
  • Lock up and leave the keys [Key return spot].

Thank you for staying in the mountains!

Tips

Put it on one guest page instead of a binder

Questions

What should mountain home rules say about wildfire?

Ask guests to follow fire bans, avoid outdoor flames in dry weather and know where to check alerts. A short evacuation note by the door helps too.

How do I warn guests about wildlife?

Name the animals guests might see and give simple steps: keep food and garbage inside, close the doors and stay inside if a large animal is close.

Should I tell guests about the road conditions?

Yes. Steep or icy mountain roads catch guests out, so say what vehicle or tires they'll need in each season.
