Septic system instructions for guests (template)
Rural cottages and cabins often run on a septic system, and many guests have only ever used city sewers. One weekend of flushed wipes, grease down the sink and back-to-back laundry can mean a backup and an expensive pump-out.
This template explains in friendly words what goes down the toilet and drains, why it matters and what signs of trouble to report. Airbnb allows short local rules like this when you give the reason.

Why we're asking
- This home is on a septic system, not a city sewer. Everything that goes down the drains stays in a tank on the property, so a few simple habits keep it working for your whole stay.
The toilet
- Please flush only toilet paper and what comes from your body.
- Please don't flush wipes (even ones labelled flushable), tissues, paper towels, sanitary products, condoms, cotton swabs, dental floss or medicine.
- A lidded bin for everything else is in each bathroom: [Location].
The sinks
- Please don't pour cooking grease, oil or fat down the drain. Let it cool, then put it in [Grease container or the trash].
- Please scrape food scraps into [Compost or trash bin] rather than the sink. [The house has no garbage disposal].
- Please don't pour paint, chemicals or bleach down any drain.
Water use
- If you're doing laundry, please spread loads out, ideally [one or two a day], rather than many in a row.
- Shorter showers help too, especially with a full house.
Outside
- The septic tank and field are at [Location, e.g. the grassy area behind the house]. Please don't park, drive or set up tents or the fire pit there.
Signs of trouble
- Please text [Host name] at [Host phone] right away if you notice:
- Toilets or drains that are slow or gurgle.
- A sewage smell inside or outside.
- Soggy ground or puddles over the septic area.
- If a toilet starts to overflow, close the water valve behind it [Valve location] and stop using water until you hear from us.
Copied. Paste it into your welcome book or message.
Tips
- Put a short note by every toilet as well as in the house manual.
- Leave a lidded bin and bags in every bathroom so guests have somewhere for wipes and sanitary products.
- Mark the tank and field with a photo so guests don't park or set up the fire pit there.
- Keep the tank pumped and inspected on the schedule your septic service recommends.
- Explain why; guests follow a rule more willingly when they understand the reason.

Questions
Can I tell Airbnb guests what not to flush on a septic system?
Yes. A short request with a clear reason, like a septic system, is a reasonable local exception under Airbnb's house rules policy.
Are flushable wipes safe for septic systems?
Many septic professionals advise against them because they don't break down like toilet paper. It's safest to ask guests to put all wipes in the bin.
How much laundry can guests do on a septic system?
Spreading loads out is gentler on the system than many loads in a row. Your septic service can suggest a limit for your tank size.
