Dehumidifier instructions for guests (template)
Dehumidifiers run in basements, lakeside cottages and coastal homes to keep damp and musty smells away. Guests often switch them off because of the hum or think the full-tank light means it's broken.
This template explains why the unit is there, that it runs on its own and what the lights mean. It's clear that guests don't have to look after it. Fill in whether yours drains to a hose or a bucket.

Replace anything in [brackets] with your own details.
Why it's here
- The dehumidifier in [Location, e.g. the basement family room] keeps the air dry so the room doesn't smell damp. It's set to [Humidity setting, e.g. 50%].
How it works
- It turns on and off by itself depending on how damp the air is. A steady hum while it's running is normal.
- Please leave it on and leave the settings as they are.
- [If it's in a bedroom: you're welcome to switch it off at night with the power button, and back on in the morning].
Water
- [Hose drain: it drains to the floor drain on its own, so there's nothing to do].
- [Bucket: when the bucket is full, the unit stops and the [Full light] comes on. That's not a fault. If you'd like it to keep running, you can slide out the bucket, empty it in [Sink or drain] and slide it back in. Or just let us know.]
Good to know
- Please keep doors and windows in that room closed while it's running.
- Keep a little space around it so air can flow. Please don't cover it or put things on top.
- It's best not to move it, as the hose and cord are set up for that spot.
Safety
- It's plugged into [Outlet]. Please don't use an extension cord.
- If it's leaking, smells of burning or makes a loud noise, please turn it off at the power button.
If something goes wrong
- It won't turn on: check the bucket is pushed fully in, then check [Breaker panel location].
- Water on the floor, an error code or anything else odd: text [Host name] at [Host phone].
Copied. Paste it into your welcome book or message.
Tips
- Run a drain hose to a floor drain if you can, so guests never deal with a full bucket.
- Explain the full-tank light; guests often think the unit has broken.
- Tell guests whether it's fine to switch it off at night in a bedroom.
- Clean the filter and check the hose between stays.
- Keep it off extension cords and away from curtains.

Questions
Should a dehumidifier run all the time in a rental?
In damp spaces many hosts leave it on with a humidity target, around 50% is common, so it runs only when needed. Check your unit's manual for its settings.
Can I ask guests to empty the dehumidifier?
It's better to set it up with a drain hose so there's nothing to do. If there's a bucket, explain it as optional information rather than a chore.
Why does my rental basement smell musty?
Usually damp air. A dehumidifier, good airflow and fixing any leaks or drainage issues help.
