After-arrival message template for Airbnb hosts
A short message an hour or two after guests get in catches small problems while they're still easy to fix: a missing towel, a confusing remote, a heater that won't start. Guests who mention it now usually don't mention it in the review.
Keep it light. One question, one offer to help, and then leave them to enjoy the place. Send it once you know they're in, or a few hours after check-in time.

Short version
Hi [Guest first name],
Just checking you got in okay and everything's as expected. If anything's missing or not working, message me here and I'll sort it out.
Enjoy your evening!

Detailed version
Hi [Guest first name],
I hope the trip was smooth and you're settling in nicely.
A few things guests sometimes look for on the first night:
- Extra blankets and pillows: [Location]
- TV: [How to switch it on, e.g. use the black remote, then pick Input 2]
- Heat or air conditioning: [How to adjust it]
- Coffee and tea: [Location]
If anything isn't working or something's missing, please tell me now so I can fix it while you're here. I'd much rather know than have you put up with it.
Quiet hours start at [Quiet hours start time], and the house guide has everything else: [Link to your house guide].
Have a great first night,

Copied. Paste it into your welcome book or message.
Tips
- Send it two to three hours after check-in time, not the minute the door unlocks.
- Ask one simple question, like whether everything is as expected, so guests can answer in a word.
- Fix anything they raise quickly and tell them when it'll be done.
- Don't send a long list of rules here; they've only just arrived.
Put it on one guest page instead of a binder

Questions
Is an after-arrival message annoying for guests?
Not if it's short and sent once. Most guests like knowing the host is reachable, as long as the message doesn't ask anything of them.
What if the guest reports a problem late at night?
Fix what you can right away, and give a clear time for the rest, like first thing in the morning. A specific time reassures far more than a vague 'soon'.
Do I need to send it if my smart lock shows they're in?
Yes. The lock only tells you they got through the door. The message is about whether the place itself is working for them.
